First, I prepare a CMA (Comparative Market Analysis) of your home to help determine its present market value. A CMA reviews homes currently for sale, homes that are presently under contract, those that have recently been sold, and those that failed to sell (these will be the most similar to your own home).

STAGE TWO:

Preparing Your Home for Sale


Think back to when you were looking for your present home. You probably viewed quite a few before you decided to purchase your current one.


Some made a favorable impression on you while others didn't. Viewing your home as a potential buyer is extremely important. Professional staging puts your home's "best face forward" to increase its marketability.


Staging techniques may include making minor repairs, re-arranging furniture, lighting choices, storage advice, etc. I'll help you make the wisest choices in preparing your home. Effective staging can often make the difference between just a looker and a potential buyer.

STAGE THREE:

Developing a Personal Marketing Plan


Every home is unique, so I'll design a custom marketing plan for your home designed to provide maximum exposure and to target potential buyers for your home. I'll need you to provide us with an honest assessment of what you feel are your home’s best features and strengths to aid me in our marketing focus. Often times, a potential buyer will be motivated by those same qualities.

Negotiating the Contract


Negotiating the purchase contract is a stressful but an extremely important aspect of selling your home. I assist you in working through the myriad of options, contingencies, and market issues that arise during this stage of the sales process. During this process, I keep in mind your needs and goals in the sale, and I'll suggest effective strategies to best achieve them.

STAGE FIVE:

From Contract to Closing


Sometimes, the excitement of having a contract to sell your home quickly fades when facing the numerous details and tasks required prior to closing a property.
